(Light Industrial), and "C" (Commercial) to "PD-SF-7 and MF-2" (Planned Development, Single-family-7 and Multi-family-2), to allow the development of single-family and multi-family residential uses on 128.15 acres of land, located on the east side of Denton Tap Road, north of the Denton Creek, at the request of Carter & Burgess, Inc. There is a concern about the traffic impact that these developments may- have on the access road of S.H. 121 Bypass. Traffic signals ma,',' need to be provided to allow vehicles to exit the subdivisions. In addition, a traffic impact analysis should be provided to determine the impact on Denton Tap and MacArthur Blvd. by these developments to determine if mitigation measures are required. Phase I 1. Information should be provided on the flood protection provided by the levee. The Coppell Floodplain Ordinance requires that the height of the levee be based on the standard project flood elevation, plus 3 feet of freeboard. 2. Any access to the state highway' will also require TxDOT approval. Drainage Comment 1. Positive overflow will be required at all Iow point inlets. Phase H Preliminary Comments: 1. Permission will be required from Lone Star Gas to extend the street over their easement. 2. Any access to the state highway will also require TxDOT approval. Page 2 PD~149. Vistas of Coppell 3. A 4' sidewalk in the park area is inadequate for a trail system. 4. Please comment as to whether or not the existing drainage system on the west of the site is to remain or be removed with this development. 5. Need to provide information on the landscaping of the "round-about" in the landscaping plans. Drainage Comments: 1. Erosion protection should be provided adjacent to Lot 1. Block D and Lot 18. Block J and adjacent to the street that fronts Lots 17-22. Block E. Phase 111 1. Any access to the state highway will also require TxDOT approval. Phase IV 1. An5- access to the state highway will also require TxDOT approval. Phase V 1. Any access to the state highway will also require TxDOT approval. 2. More than likely any controlled access to this site will be at Highland Drive or S.H. 121. Therefore. the City' requests that you tr3.' to limit your access from Denton Tap Roa dand Possibly take all of your access off of Highway Drive or S.H. 121.
