RE: Villages of Cottonwood Creek Phase VI HOA
I recently received notification from the Villages of Cottonwood Creek Phase VI
Homeowners Association that they will no longer be maintaining the landscaping in the
median along Parkway Blvd. They indicated that since the developer has now sold ali of the
lots that the obligation is passed on to the City and is no longer a HOA responsibility.
I did briefly review the HOA agreement. However, Gao· Sieb indicated that you typically
review those agreements prior to the approval of the plat by the City..My question is: did
they have the original obligation to maintain the median along Parkway Blvd. and if so was
there any language in the document that would indicate that the maintenance of the medians
would revert to the CiW once the developer had sold all of the lots?
With this memo I am providing a copy of the letter I received stating that the City should
take over the maintenance of the medians. I am unsure why this was sent to me since I do
not maintain the medians, the Leisure Services Department does. I am also not involved in
HOA documents. However, if you do respond back to me I w~ll pass on the information to
Leisure Services and/or the Plonning Department.

Dear Mr. Griffin,
The Board of Directors has asked me to notify the City of Coppell regarding the landscape
maintenance for the median along Parkway Blvd. The maintenance obligation for this median is
that of the Cio', but has been maintained by the developer in the past. The developer has sold all
the lots in the addition and has now gone. The Association will no longer be responsible for the
median's maintenance.
Please notify the appropriate entity within the City of this change.
