In response to your request for the present status of the above project, the
following s submitted for your information:
An inspec :ion was made on the tract at noon on April 18, 1996, with Mr. Gary
Sanford a,~d ~,~e following was noted:
A concret ,~ cul de sac has been constructed in the area designated as "Temporary
Turn Aro~ld". It appeared to be of standard width without curbs.
G;ading o the easterly portion of your tract has been done to a revised grading
plan. A p'oposed revised plan was mailed to you last week for your information.
Grading ~ as still in progress on April 18 around the cul da sac pavement. An exact
ground c~ck of proposed and existing grades has not been done until ~ receive
your approval of the change from the origina~ grading plan to the revised plan.,
A 'V" ditch has been cut from the cul-de-sac toward the tank on your property,
The ditch terminates at the end of the fill generally along the tree line on the east
side of th~ natural drainage draw running northeast/southwest.
The following is an item by item account of the present status of the agreement
letter:
1. Revised grading was not completed on April 18, 1996. There was no
hydromulch.
2. Cliftor Court, a concrete paved street, has been extended to your property llne.
The location of water and sewer lines have not been verified with approved City of
Coppell p~ens but will be when final grading is completed and a final inspection is
made.
3. Gradir~ has been done to a revised plan. A concrete cul-de-sac has been
constructed on your property.
4. No fe~clng has been constructed along the common property lines to date.
5. No invoice has been submitted for payment to date. An invoice will accompany
a final apr rowel letter.
6. A Pro[ osed Revised Grading I=lan has been submitted for approval and wi~i be
considere~ when your approval for e revision is received.
Addendum Items:
lA. No Coastal Bermuda grass or hydromulch is present as of April 15.
3A. The eriginal grading plan was approved. The revised plan has not been
approved.
6A. Noted. Before approving any change, I will require your permission to accept
e revision of the magnitude of the proposed Grading Plan.
I am aware of the necessity for Tipton Engineering to obtain an easement from you
to the Citw of Coppell for the Cul-de Sac. It is my understanding that this will be a
permanen: easement that can be converted into street right-of-way in a future
development on your property. You would be required to remove the cul-de-sac
pavement at your expense end construct standard pavement at the time of
development.
