RE: Villages at Cottonwood Creek, Section VI
Dear Mr. Adkins:
Following is a list of items that were previously brought to your attemion and have not been
resolved. The City of Coppell is withholding acceptance of the referenced project until these
items can be addressed:
· '-1. Provide an easemem for the retaining wall encroaching the right-of-way on Coppell Road
and Parkway Blvd.
· -2. Provide drainage easements for inlets in alleys.
3. Lots 73-80, Block A, which are adjacent to the Copperstone development, will not be
permitted umil Copperstone is accepted by the City.
4. The imernal erosion control needs to be in place.
5. Slopes on Bonham Bank and John Adams tract need to be compacted and stabilized.
6. The issue concerning the steep slope of the lake adjacent to the hike and bike trail location
needs to be corrected.
7. At the west end of the hike and bike trail, water stands when it rains and/or sprinkler
system is on. This needs to be corrected.
8. As-builts and bonds need to be provided.
9. Provide access poims from the hike and bike trail to the sidewalks adjacent to Gifford
Court.
10. Need to provide verification of elevations of the lake, common area slopes and lots.
11. Replace fence at the northwest corner of the developmem adjacem to Coppell Road.
12. Please address concern regarding the downstream side of weir and the velocity across the
weir. Baffles or some type of dissipaters may need to be provided.
13. Escrow should be provided for the hike and bike trail that is to be located on the west side
of the subdivision.
