June 27, 1995 Mr. Richard Hovas Tipton Engineering, Inc. 6330 Belt Line Road, Suite C Garland, Texas 75043 RE: Village at Cottonwood VI 3 n~ ~_ Coppell, Texas Dear Richard: I have received your proposed all~' configuration adjacent to our Coppcrstone Addition in Coppell and have reviewed the proposal for compatibility with our future subdivision. We have conferred with the proposed purchaser of our property and will agree to dedicate the required alles' right-of-way to the City of Coppell at no cost to your client. The following stipulations apply to the dedication, however: 1) The temporary connection and turnaround on our property are unacceptable. Your proposal puts the burden on us for future construction problems related to removal and connection of the proposed alley including the cost of removal and the coordination with homeovmers who will use that alley. In addition, if the use of our property- changes, we do not want to be burdened with reeonfiguration of the alley in that area. We believe that the best solution would be to turn the alley' connections to the west on temporaD, easements on the Village at Cottonwood property. 2) Proposed construction grades must be reviewed by our engineer for conformance with our original design plans. 3) The legal description for the proposed alley.: right-of-way must be reviewed by our engineer for conformance with our calculated plat. 4) The alley will be constructed by the Village at Cottonwood Developer at no cost to Centex or the future purchaser of our property.
