ITEM: Village at Cottonwood Creek Section VI, Replat of Lots 19-36 and 45 &
46, to add a utility easement strip between lots 19 & 29, a street between
lots 26 & 27 and to change the alley configuration between lots 34 & 35
and lots 45 & 46 located at the intersection of Graywood Lane and
Pedmore Drive, at the request of Tipton Engineering, Inc.

Platting Comments:
1. The signature block for the floodplain administrator should be provided.
2. The adjacent zoning should be shown.
3. This replat is creating an alley length in excess of 2000 feet. As has previously been stated,
this is too long and an intermediate alley connection to the street should be provided at
approximately the mid-point.
4. You need to offset the proposed extension of Hampton Drive bv 125 feet from the existing
street so the street does not function as a collector street.
Developer Information Comments:
1. Based on our conversations, there appears to be an inability to obtain proper easements from
Mr. Adams property to construct this subdivision as previously submitted. It is my
understanding that there will probably be an additional plat to eliminate several lots and
create a slope easement. Would it not be better to withdraw this plat and submit just one
replat that would accomplish the entire item.

1. The correct adjacent zoning should be shown.
2. You need to align Marstow Lane with Fairlands Circle and rename it as Fairlands Drive.
3. Lot 48, Block A will need to be replatted in the future to remove the easement/right-of-way
prior to issuance of a building permit.
Developer Information Comments:
1. Based on our conversations, there appears to be an inability to obtain proper easements from
Mr. Adams property to construct this subdivision as previously submitted. The replat will
not allow you to build on lots 36,46, 47 and 48, Block A. The City will also require an
agreement to be executed prior to filing the replat that specifies the developers responsibility
in removal of the dirt in the future.
