Box 478 Coppell, Texas 75019 The City With A Beautiful Future 214-462-0022 FAX 214 - 393-0948 December 27, 1994 Mr. Richard Hovas Tipton Engineering 6330 Belt Line Road, Suite C Garland, Texas 75043 RE: Village at Cottonwood Creek Section VI Construction Plans Dear Mr. Hovas: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Need to show additional R.O.W. in the Pedmore Drive cul-de-sac on the plat. 2. Top of curb elevation shown on Sheet 10 doesn't match the elevation shown on Sheet 11. 3. The drainage area on the east side of the development shown on the drainage area map (Sheet 15) does not match what is shown on the lot grading plans. Also, the Copper Stone Development (east of this development) does not include any drainage from Lots 71-72, Block A in their drainage calculations. If you proposed that the lots will drain to the east then someone should contact Bill Anderson with Dowdey Anderson and Associates at 931-0694 to determine if the alley will be able to convey any additional drainage. 4. Upon reviewing the drainage calculations, Ken Griffin, City Engineer and myself request that since you are simulating time of concentrations, a more realistic time of concentration of 10 minutes should be used. 5. If Copper Stone does not develop before this development then Lots 73-80, Block A will not be allowed to be developed until the alley in Copper Stone is constructed and approved. 6. On Sheet 17, the plan view of Line B shows a 7x7 box culvert while the profile shows a 84" RCP. 7. The following are comments made on Sheet 19: a) Locate the inlet on Gifford Drive so that it will not create a driveway conflict for Lot 59. Show the easement for existing 90" RCP along Gifford Drive. Also, address the comment regarding the reason for the extra storm drainage easement shown in Alley E. b) Submerge the 90" RCP into the proposed lake as much possible to avoid anybody from entering the pipe. 8. Comments made on Sheet 20: a) Because of the realigning of the existing drainage channel on the northwest side of the development it may be necessary to construct a guardrail on Coppell Road showing the limits of the proposed stone wall. b) The profile for Line G shows a Hike & Bike sidewalk in the channel. If this is the case, the location would need to be discussed with Rick Wieland, Park Superintendent at 462-8495. 9. Howard Pafford, Utility Superintendent, has the following comments to be addressed: a) Sewer line F should be tied in with the flow. Also, you are showing to connect to an existing 15" sanitary sewer line. This line is an 8" sewer line. Contact Howard Pafford at 462-8495 if you have any questions. b) On Hardwick Court the water line should be into existing 12" water line on Parkway Blvd. 10. On the grading plans, Fairland Circle appears to have a low point (Sheet 26). There are various other minor comments throughout these plans. Once these comments have been addressed, three revised sets and the mark up plans should be resubmitted to the City for review.
