Please f'md listed below the responses to the Development Review Committee meetings which
were held on October 27, 1994:
I. PLANNING DEPARTMENT COMMENTS:
1. Street names have been changed as requested.
2. Ali easements have been shown on the face of the
plat.
3. We have verified the building pad on Lot 1, Block
D.
4. We have noted on the plat the location of the Hike
and Bike Trail.
5. We have noted on the face of the plat a 6 foot solid
masonry wall along Parkway Boulevard.
H. FIRE DEPARTMENT COMAVIENTS:
1. We are providing new street names.

IH. BUILDING INSPECTION COMMENTS:
1. We have provided a screening wall/landscape
easement on Lots 7, 8, 9, Block A.
2. A call out for fence setback at Lot 6, Block F, has
been provided.
3. General Comment.
4. A landscape and screening wall easement has been
provided along Parkway Boulevard.
5. Zoning has been called out.
IV. LONE STAR GAS COMMENTS:
1. We have provided the 5' easement along Parkway
Boulevard.
V. TU ELECTRIC COMMENTS:
1. We are providing a 10' utility easement along North
Row of Parkway Boulevard and one (1) 20 x 20
switch gear easement along Parkway.
VI. ENGINEERING COMMENTS - FINAL PLAT:
1. It is our understanding that Copper Stone
Development is in the process of being platted and
filed with the County; therefore, the off-site right-
of-way will be in place prior to construction.

2. All easements are shown on the face of the plat.
3. There were no separate easements provided by
volume and page. All new easements will be
replatted in accordance with the design documents.
4. We have provided an additional wall easement
width at the eastern side of this plat to show
transition to the proposed screening wall for Copper
Stone.
5. The sight visibility at the intersection of Gifford and
Parkway Boulevard is in compliance with
Subdivision Regulations.
6. The area adjacent to Lot 13, Block A is labeled as
a common area.
7. We have shown minimum finish floor elevations of
2 feet above the existing floodplain or 1 foot above
the ultimate floodplain on the plat for Lots 58-71,
Block A.
8. We are in the process of obtaining offsite
easements.
9. We are in the process of obtaining offsite
easements.
10. Escrow will be provided for Coppell Road.
