Graduate Engineer CITY OF COPPELL 255 Parkway Boulevard Coppell, Texas 75019 Re: VILLAGE AT COTTONWOOD CREEK SECTION VI COPPELL, TEXAS Dear Mr. Martin: With reference to your letter dated October 27, 1994, we are listing below the responses to the Development Engineering comments: 1. We have shown all new and existing water, sewer and drainage easements on the plat and labeled accordingly, along with easements which are to be abandoned. 2. We have provided an additional alley right-of-way at the northwest comer of the intersection of alleys A1 and A2. 3. We have shown the sight visibility triangles at all street intersections as described in the City's Sight Visibility Ordinance No. 90496. 4. We have shown minimum finish floor elevations for lots adjacent to the 100-year floodplain on the plat. 5. We have labeled all common areas on the plat. 6. All street radius internal to the subdivision are shown to be a minimum of 25 feet. Streets intersecting Parkway Blvd. have a minimum radius of 30 feet. 7. We have labeled all alleys in the plan views on the Paving and Grading Plans. 9. We have labeled all profile views. 10. We have removed and relocated inlets in locations where street radius conflict with existing inlets on Parkway. 11. We have shown inlet locations on the Grading Plans. 12. We have shown existing and proposed water and sewer lines on the Drainage Plans. 13. On Sheet 17, we have picked up drainage from Gifford Drive before it reaches Parkway Boulevard. 14. On Sheet 19, we have located the inlet for Line G as specified. 15. On Sheet 19, we have corrected any existing erosion problems. 16. We have provided 45 degree bends in water lines where 90 degree bends are shown and there are no curves in the sewer less than 850' radius. 17. Water and sewer services have been shown for each lot. 18. Manholes are shown as indicated on Water and Sewer Plans. 19. On Sheet 19, we shown the inlet located in Alley E to be located to lot line to avoid driveway conflicts. 20. We have noted that brick pavers are required on street intersecting Parkway Boulevard as per the City's standard details. 21. We have located the 5' sidewalk 1' off the property line. 22. On Sheet 16, we have relocated the inlets to the lot lines. 23. We have shown all water line and sanitary sewer crossings on the Storm Sewer Plans. Mr. Michael A. Martin, E.I.T. As per the City's standard details, we have shown concrete encase all drop manholes and all utilities which cross within 24" of each other. 26. We have provided erosion control along the north side of subdivision. This concludes our review of your comments.
