Dear Mr. Hovas:
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:
1. Show all new and existing water, sewer and drainage easements on plat and label
accordingly. Also, show easement which are to be abandoned.
2. Additional alley right-of-way is needed at the northwest comer of the intersection of
alleys A1 and A2.
3. Show the sight visibility triangles at all street intersections as described in the City's
Sight Visibility Ordinance//90496
4. Show minimum finish floor elevations for lots adjacent to the 100-year floodplain on
plat.
5. Label all coramon areas on plat.
6. All street radius internal to the subdivision must be a minimum of 25 feet. Streets
imersecting Parkway Blvd. must have a minimum radius of 30 feet.
7. Provide slope protection adjacent to alleys A1 & A2.
8. Label all alleys in the plan views on paving and grading plans.
9. Label all profile views.
10. In locations where street radius conflict with existing inlets on Parkway, remove and
relocate inlets.
11. Show inlet locations on grading plans.
12. Show existing and proposed water and sewer lines on drainage plans.
13. Pick up drainage from Gifford Drive before it reaches Parkway Blvd. (sheet 17).
14. Locate inlet for Line G on lot line or backside of alley (sheet 19).
15. Address the safety issue of people entering the 90" storm sewer outfall pipe (sheet 19).
Also, correct any existing erosion problems.
16. The following comments were made by Howard Pafford, Utilities Superintendent. If
you have any questions he can be contacted at 462-8495:
a. No curves in sewer less than 850' radius,
b. Provide 45 degree bends in water lines where 90 degree bends are shown.
17. Show services (water and sewer) for each lot.
18. Manholes are required as indicated on water and sewer plans.
19. Inlet located in alley E should be located to lot line to avoid driveway conflicts (sheet
19).
20. Brick pavers are required on streets intersecting Parkway Blvd. as per the City's
standard details.
21. The 5' sidewalk shall be located 1' off the property line.
22. Inlets located on Wortham Drive should be relocated to the lot lines (sheet 16).
23. Show all water line and sanitary sewer crossings on storm sewer plans.
24. Show the location of existing water line along Parkway Blvd. on storm sewer plans.
25. Concrete encase all drop manholes as per the City's standard details. Also, concrete
encase all utilities which cross within 24" of each other.
26. Provide erosion control along the north side of subdivision.
There are various other minor comments throughout these plans. Once these comments have
been addressed, the revised set of plans should be resubmitted to the City for review. If you
