KNOW ALL MEN BY THESE PRESENTS:
THAT, VISTA PROPERTIES COMPANY, a Division of Centex Homes, a Nevada
general partnership (formerly known as Vista Partners) ("Grantor"), for and in consideration of
the sum of Ten and No/100 Dollars ($10.00) cash in hand paid by the CITY OF COPPELL,
TEXAS, a municipal corporation of the State of Texas ("Grantee"), whose address is 255
Parkway Boulevard, Coppell, Texas 75019, and other good and valuable consideration the
receipt and sufficiency of which are hereby acknowledged by Grantor, has QUITCLAIMED unto
Grantee all of Grantor's right, title, interest, claim, and demand in and to, and by these presents
does QUITCLAIM all of Grantor's right, title, interest, claim, and demand in and to, those
"Sewer Improvements," "Water Improvements," and "Drainage Improvements" more
particularly described on Exhibit "A," Exhibit "B," and Exhibit "C" attached to and made apart
of this deed, together with all and singular Grantor's right, title, interest, claim, and demand in
and to all rights, privileges, hereditaments, and appurtenances pertaining to such improvements
(collectively, the "Property_").
TO HAVE AND TO HOLD the above described rights, titles, interests, claims, and
demands to said Property to Grantee and Grantee's successors and assigns forever. Neither
Grantor nor Grantor's successors or assigns shall have any right, title, interest, claim, or demand
to the Property or any part thereof.
Grantor hereby disclaims any warranty, covenant, or guaranty conceming the nature and
condition of the Property. The Property is quitclaimed on an "AS IS" basis, and by its
acceptance of this deed and in consideration of the quitclaim by Grantor herein, Grantee
acknowledges that Grantor makes no warranty, covenant, or guaranty concerning the nature and
condition of the Property. The Property is also quitclaimed subject to all matters of record with
regard to any rights, titles, interest, claims, or demands of parties other than Grantor.
