The Engineering Department is in the process of finalizing the plans and specifications for the construction of
an approximately 175 foot box culvert between Lots 20 and 21,Block B of the Fifth Section of North Lake
Woodlands (149 and 153 Meadowcreek Drive) as identified in our Storm Water Management Plan. When
this property was platted, a 20-foot drainage easement was platted along the common property line.
However, over time the drainage way has eroded and meandered in such a way that the current location of
the 20-foot drainage easement is not conducive to the installation of the box culvert. Therefore, property
owners at 149 and 153 Meadowcreek Drive have been asked to dedicate drainage easements in the alignment
of the proposed box culvert. This will make the 20-foot drainage easement dedicated with the plat
unnecessary. Therefore, we are abandoning the entire easement as platted and the property owners are
dedicating a new easement. Both property owners have agreed to the dedication of a new drainage easement.
Staff will be available to answer any questions at the Council meeting.

DRAINAGE EASEMENT ABANDONMENT
Being all of a 20 feet drainage easement situated in the Edward A. Crow Survey,
Abstract Number 301, and also being a portion of Lot 20 and Lot 21, Block B of
Fifth Section, North Lake Woodlands, an addition to the City of Coppell, Dallas
County, Texas as recorded in Volume 78238, page 2025, Deed Records of
Dallas County, Texas; being more particularly described as follows:
BEGINNING at the most northwesterly corner of Lot 20 in said Fifth Section
addition, said point also being a common corner with Lot 21 in said Fifth Section
addition, and said point also lying in the eastern right-of-way of Meadowcreek
Road (a 50 feet right-of-way);
THENCE along the common line of said Lot 20 and said Meadowcreek Road
through a curve to the right having a radius of 125.00 feet, a central angle of
6o00'55", whose chord bears North 34°43'27" East, a chord length of 13.12 feet,
through an arc length of 13.12 feet to a point for corner,
