1. An off site easement will be required for the discharge of your drainage improvements
adjacent to Lot 13. ~o~,~e~-.

3. Escrow will be required for Coppell Road.
4. All existing easements, along with the volume and page number, should be shown on the
face of the plat.
5. Gifford Drive from Parkway to Kingsbury should be a collector street in 60 feet of right
of wa)'.
6. As previously stated, the City has expressed a concern about sight visibility at the
intersection of Gifford and Parkway. You are showing a sight visibility easement,
however. )-our landscape plans show constructing a wall in that easement along with
various types of landscaping. Please be advised that the City will allow no construction
of either walls or heavy landscaping within the sight visibility easement. Therefore, you
should adjust )'our lot lines and include the sight visibility easement as a common area
not as part of Lots 1 and 4.
7. Please provide the proposed centerline radius of your sanitary sewers on the face of the
sewer plan and insure that the)- meet our Subdivision Regulations. This will be reviewed
during the construction plan review.
8. As I am sure you are aware, the 90" RCP does not have the capacity to convey the 100
)'ear storm runoff. Therefore. you should be evaluating ways to provide positive
overflow through this subdivision. This will be addressed during the construction plan
review.
