Show the Hike and Bike Trail easement on the north side of lots 59 through 69 and adjacent to lot 13. Block ??. Also, the Hike and Bike lrail should be constructed. 2. An off-site easement should be provided for the discharge of your drainage improvements adjacent m lot 13. 3. The floodplain should be shown adjacent to lot 13. 4. Escrow will be required for Coppell Road. 5. Left mm lanes will be required on Parkway Blvd. for Buttonwood. Hampton, Gifford and Graham. 6. The subdivision immediately east (Copperstone) is showing alleys adjacent to lots 71 through 78. You should coordinate your lot widths and your alley locations with those proposed alleys. However. if your subdivision goes first you will need to coordinate the construction of the alley at the time of the construction of ~:our subdivision. Also, please show how Lot 78 is going to be provided alley access. 7. Minimum finish floors should be provided for all lots adjacent to the floodplain. NOTE: We did not receive revised utility plans so we are keeping comments 8-13 even though the applicant has stated they have been addressed. 8. Thc Stormwater Master Plan shows a drainage system that would be adjacent to lots 12 and 13 and Coppell Road to be picking up an off-site drainage basin of approximately 1500 cfs. Your drainage plans should reflect that system. 9. There currently exist a 90 inch RCP running north and south through this site. It appears that you have reconflgured your street so that a north/south street is more closely aligned Village of Cottonwood ~,, eek, Section VI Preliminary Plat Page 2 of 2 (Engineering Comments) with the alignment of the existing 90 inch RCP. However. until we have reviewed the revised utility plans, we are unsure whether or not there will also need to be an utilit,~ easement adjacent to Gifford Drive. 10. All drainage areas should be shown on the drainage map. 11. The existing 90 inch RCP and the proposed 30 inch RCP should be extended further north of the proposed lots so that they discharge directly into the existing creek. 12. Manholes should be provided at the upstream end of most of the proposed 8" sewer lines in lieu of the cleanouts. 13. The proposed 8" water lines should be connected in several places to the system in Parkway Blvd. 14. Are you proposing any erosion~reraining walls at the back of lots 58 thru 69? 15. Are you proposing to do any fill in the floodway for the backslope of the street? If so. you will need to follow the process in the Floodplain Ordinance. 16. What type of grade differential is there between this development and the adjacent property? Will a slope easement be necessa~,? 17. Provide a sight visibili~, easement due to a blind curve @ Gifford and Parkway Blvd. entrance. 18. You will need a variance for alley deletions. 19. Show landscape easement adjacent to Parkway Blvd. for the construction of the screening wall.
