1. A 20 foot wide Hike and Bike Trail easement and concrete trail is required in the
floodway easement/common area identified.
2. Location is to be coordinated v. ith the Parks and Recreation Division at 462-8495.
3. The Parkland Dedication Ordinance will be in effect for ..'.his deveiopment. Dedication
of 1.88 acres or a fee of S1.285.00 per dwe!ling unit is required a'. the time of final
plat approval.
4. Does the 12" sewer line located along the eastern perimeter of the property need to be
larger as identified in the 1994 Master Plan?
5. Please provide water, wastewater, and proposed demands and ~ox~.
6. No cut'ves are ailowed in sex, er.
7. Tie in al! dead ends as indicated on p[an sheets.
8. Will homes located on lots 1'. 18. & 26 along the existing 90" s.:orm sewer be built
on top of this line?
