Box 478 Coppell, TX 75019 Re: MacArthur Boulevard Exit to Vista Ridge Addition Coppell, Texas Dear Ms. Bowman & Commission: As requested during the Planning and Zoning Commission meeting on Thursday, January 15, 1987, we have been able to determine the status of the Vista Ridge Development in Lewisville, and more particularly the status of the Lewisville portion of MacArthur Boulevard. The final plat and engineering plans were approved by the Lewisville City Council on April 21, 1986. The final plat was filed on September 15, 1986, at the Denton County Courthouse in Cabinet F, Page 271 - 276. Currently, all underground utility work has been constructed within the road right-of-way, but the paving has not yet been completed. The contract for the bridge crossing the Levee District channel into Coppell has been awarded, but construction is on hold pending Coppell's adoption of the proposed alignment. In addition to the above, we have had the proposed MacArthur alignment with the Moore Road connection shown reviewed by our traffic engineer. From a traffic safety standpoint, he has no problems with it, especially since the MacArthur Boulevard - Moore Road intersection will probably be signalized and is planned to be a "Tee" intersection with no East-West through traffic. Our traffic engineer did, however, recommend that when the corner tracts on either side of Moore Road at the intersection come in for platting that sight easements (corner clips) be dedicated by the developer to provide adequate sight distance for southbound traffic on MacArthur.
