Preliminary_ Plat, to allow the development of a l$9-lot residential subdivision located along the south side of Spur 553 (also known as Vista Ridge Blvd.), east of Denton Tap Road, and north of Denton Creek, at the request of Carter & Burgess, Inc. Permission will be required from Lone Star Gas to extend the street over their easement. 2. Any access to the state highway will also require TxDOT approval. 3. The correct visibility easement should be shown. This could affect placement of walls and landscaping. 4. Minimum finish floor elevations are required for all lots adjacent to the floodplain. 5. The center median of the round about should be circular. The actual layout and details will be approved during the plan review. Also, you should show the landscaping in the round about. Preliminary Drainage Area Map Comments: 1. Erosion protection should be provided adjacent to Lot 1, Block D and Lot 18, Block J and adjacent to the street that fronts Lots 17-22, Block E. 2. The 10 foot inlet in front of Lot 4, Block D should be relocated to a property line. 3. The lot lines do not match what is shown on the preliminary plat (Block K and lots 13, 14 & 15 Block H). Preliminary Water and Sewer 1. The lot lines do not match what is shown on the preliminary plat. 2. A 2" blow off is required on all water lines in the cul-de-sacs. 3. Water valves are required for all fire hydrant leads.
