TRANSPORTATION: Denton Tap Road is a P6D, a six-lane divided (120 foot r.o.w.); currently, a two-lane roadway; the S.H. 121 Bypass will be built to freeway standards with access roads in 450 feet of r.o.w. SURROUNDING LAND USE & ZONING: North - vacant; City of Lewisville South - vacant, Denton Creek; "TC" Town Center East - vacant; "HC" Highway Commercial West - vacant; Planned Development "PD-133 FP, HC, SF-12, SF-9" Item # 14 COMPREHENSIVE PLAN: The Comprehensive Plan shows the area as suitable for low-density residential development. DISCUSSION: At this time the developer is prepared to develop 8 out of the 126 lots being proposed for this subdivision. For the most part this submittal conforms to city regulations with the exception of the conditions noted below. Park fees will be assessed on the eight lots for the construction of the Hike and Bike Trail. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the final plat subject to the following conditions being met: 1) Place on face of the Final Plat as well as in the Homeowner Deed Restrictions/Agreements the following: "As a part of all executed monetary contracts, a disclosure letter must be given to home buyers indicating the following information: a. The development is located along the State Highway 121 Bypass. b. Due to the proximity of D/FW and Love Field airports, there may be occurrences of ambient aircraft noise due to aircraft overflights. c. The tax impact of the Levee Improvement District. ~ 2) Compliance with Engineering and Fire Department comments. 3) The Homeowner Deed Restrictions/Agreement is approved by the City Attorney prior to the recording of the plat.
