On February 15, 1996, the Planning and Zoning Commission disapproved a preliminary plat for the property pending its decision on a companion request for a Planned Development District. On March 21, 1996 the Planning & Zoning Commission approved the zoning and preliminary plat. City Council approved the zoning on May 14, 1996. On September 10,1996, Council approved the preliminary plat for the proposed 126-Iot residential subdivision. Item# 10 TRANSPORTATION: Denton Tap Road is a P6D, a six-lane divided (120 foot r.o.w.); currently, a two-lane roadway; the S.H. 121 Bypass will be built to freeway standards with access roads in 450 feet of r.o.w. (The service roads from the Tarrant County line to The Colony are scheduled for completion within 2lb years. The timing of the upgrade to freeway status is dependent upon whether or not the project is approved as a toll road.) SURROUNDING LAND USE & ZONING: North - vacant; City of Lewisville South - vacant, Denton Creek; "TC" Town Center ~a.qt - vacant; "HC" Highway Commercial West - vacant; Planned Development "PD-133 FP, HC, SF-12, SF-9" COMPRFJ4F~NSIVE PLAN: The 1987 Comprehensive Plan shows this property outside the boundaries of the planning area. The 1996 Comprehensive Plan shows the area as suitable for low- density residential development. DISCUSSION: This submittal represents final phtfing for the second phase of construction of Section 2. The layout conforms with the previously approved preliminary plat for all of Section 2. The landscape plans for the area along Spur 553 (State Highway 121 By-Pass), however, do not conform with the plans approved and made a part of the Planned Development District ordinance for the property. The following table provides a comparison of the approximate number of plants shown on each plan for the area between Bella Vista Drive and the we.stem edge of Phase 2B, excluding the feature landscaping beds at the entry streets (Bella Vista and Crestwood).
