RE: Vistas of Coppell Phase 2B Construction Plans
Dear Mr. Mitchell:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. Provide the revised plat showing the correct street names.
2. On the grading plans, indicate the lot grading type for each lot. Also, show the location
of the Hike and Bike Trail.
3. On the paving plans, show the location of the storm sewer inlets. Also, show the direction
of drainage flow.
4. The barrier free ramps need to be constructed by the developer at the time of street
construction.
5. Provide positive drainage at the west end of Trail Ridge Drive.
6. Indicate the invert elevation of "alley E" at the intersection of Trail Ridge Drive.
7. The water valves for the water line located in Waterview Drive need to be located 20' from
the end on the Waterview Drive line. Also, blow off valve needs to be provided for testing.
8. The existing 8" and 18" sanitary sewer that are not to be used need to be abandoned as per
the City's Standard Construction Details.
9. The water line in Cresthaven Road must connect to the 12" water line along Vista Ridge
Blvd.
10. Show the existing utilities along Vista Ridge Blvd.
11. The existing sanitary sewer lines to be used through this development need to be pressure
tested, televised and mandrel tested.
12. Show the storm sewer systems on the water and sewer plan sheets.
13. Show all the waterline and storm drainage pipe crossings in the sanitary sewer profiles.
14. A manhole needs to be provided every 500 feet on the storm sewer mains.
15. A letter of permission needs to be provided for the installation of a storm sewer headwall
in the levee district property. Also, provide an offsite 20' drainage easement.
16. Provide 21" RCP laterals for all 10' inlets. Also, all low point sag/inlets must be a
minimum of 10' long.
17 Provide profile views for storm sewer lines C, D & E.
18 Show the location of all water and sewer line in the plan view of the drainage plans.
There are various other minor comments throughout the plans. Once these comments have been
addressed, the marked up plans along with two revised sets of plans should be resubmitted to the
