RE: Vistas of Coppell Phase~Construction Plans
Dear Mr. Mitchell:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. Indicate on the water and sewer plans the locations of existing manholes. Also, show the
location of the proposed street roundabout.
2. As mentioned in the previous review letter, a letter of permission needs to be provided for
the installation of a storm sewer headwall on the levee district property. Also, provide an
offsite 20' drainage easement.
3. The location of the storm sewer manhole between Lots 14 and 15, Block F needs to be
located in the right-of-way. Refer to Sheet 7 of 9 for possible location. ~, ~ '~ ........ ~..., ~ ....
4. The proposed temporary asphalt cul-de-sac on Rockcrest Drive needs to have a minimum
of 50' radius and note stating to be maintained by the developer. Also, a temporary access
easement needs to be provided.
5. Provide a note and detail for a stabilized construction entrance on the erosion control plan.
6. Provide an N.O.I. for this developmem.
7. Provide a note on the plat indicating who owns and maintains Block D, Lot 18.
8. Indicate the location of the hike and bike trail easement on the plat.
There are various other minor comments throughout the plans. Once these comments have been
addressed, the marked up plans along with two revised sets of plans should be resubmitted to the
