Box 478 Coppell, Texas 75019 The City With A Beautiful Future 214-462-0022 July 2, 1997 [lllll ~,'~ Gary Curuthers Carter Burgess 7950 Elmbrook Drive Suite 250 Dallas, TX 75247-4951 RE: Vistas of Coppell Phase 2C Construction Plans Dear Mr. Curuthers: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: Storm Drainage and Utilities Plans: I. The water lines in the cul-de-sacs adjacent to Vista Ridge Blvd. need to be extended and connected to 12" water line in Vista Ridge Blvd. 2. Manhole spacing should not be greater than 500 feet. Provide an intermediate manhole on line S-3 between stations 10+478.00 and 16+ 163.00. 3. Provide the 5 additional valves as indicated on the Water/Sanitary Sewer Plan (Sheet 3 of 11). 4. The scale for sheet 3 of 11 should be 1" = 100'. 5. Provide note stating "Water service for each lot to be located at the middle of the lot and the sanitary sewer service to be located 10' downstream." 6. On the sanitary sewer profile sheet show all water line and storm drainage crossing. Any utility which crosses within 2' of each other shall be concrete encased. 7. Provide the top of rim elevations on the sanitary sewer profile sheets. 8. Label the storm drainage systems on the Drainage Area Map. 9. Show concrete collars at all drainage pipe size changes on the storm drainage profiles. 10. Show all water line and sanitary sewer crossings in the storm drainage profiles. 11. All low print (sag) inlets to have minimum lateral size of 21". 12. Provide baffles at the ouffall of storm drain "Line A." 13. Who is to maintain the Open channel sections adjacent to Lot 17, Block D? Should look at extending drainage system underground to the rear of Lot 17. 14. An easement needs to be provided for the storm drainage system crossing the northwest comer of Lot 17, Block D. 15. The plat should provide a note stating that the existing storm drainage easement through lot 17 to be abandoned by this plat. 16. The note regarding the existing 36" RCP storm drain to be abandoned shall read to be removed and not abandoned in place (sheet 8 of 11). 17. Provide a profile for storm drainage "Line D". 18. Provide a solution on how to prevent the existing concrete apron located at the rear of Lot 11, Block D from being undermined. 19. Provide additional haybales/silt fence in the proposed open channel south of the development. Paving and Grading Plan 1. Label all streets and alleys on the plat. Also label the common areas (lots 18 and 30). 2. On the grading plans, indicate lot grading type for each lot. 3. Provide detail for decelerateion lane showing paving thickness & specifications, signage, and button & striping layout. 4. In areas where common areas are adjacent to right of way, the sidewalks must be constructed a the tine of the development (lots 18 and 30). 5.
