Construction Plan comments
Dear Mike:
We have received your comments for the referenced project and have addressed your
comments except as follows:
Phase lB Drainage & Utilities
2. We are in the process of getting a grade to drain permission letter from Vista
Properties. This open channel would be maintained by the city while it is open.
When the site north of ours is developed this flow could be enclosed.
6. Due to the Iow exit velocity from this system, baffles will not be beneficial and,
therefore, were not added.

~..l'~s, We did not provide additional ties to the 12-inch line in Vista Ridge Blvd. because
'". there is more than adequate looping of water lines for this subdivision.
12, Due to the Iow exit velocity and since rock rip rap will additionally slow the

~,713. We have considered extending the pipe and in order to prevent blockage of flow
frO'm upstream and to avoid mass destruction of trees in the creek, such extension
was:deemed unwarranted. Also, in order to revise side slopes to 4:1, many more
trees would have to be removed and our pad on Lot 17 would not fit, therefore, it
remains at 3:1.
15. There never has been an easement filed for the existing drainage system
according to our title search.

16. The developer is willing to remove the existing storm pipe where it is beneath a
future home site but feels that removing the other portions is unnecessary and
costly due to the depth of the line.
18. Because fill is being placed on top of the apron will have added a note to remove it
entirely.

3. Details have been added which match the Phase 2B and lA plans.
