RE: Visas of Coppell Phase 2C
Dear Mr. Mitchell:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
Storm Drainage & Utilities Plan
1. The water lines in the cul-de-sac adjacent to Visa Ridge Blvd. need to be extended and
connected to 12" water line on Visa Ridge Blvd.
Paving & Grading Plan
1. Slopes adjacent to alley "C" and at the ends of the cul-de-sac, appears to be steep therefore
requiring retaining walls to be constructed outside of the right-of-way.
2. Provide proposed grades on the south side of Waterview Drive near the west end of the cul-de-
sac adjacent to the common area.
3. The typical street section for Visa Ridge Blvd. with the deceleration lane shows a 4:1 slope
behind the curb. How will the 5' sidewalk be constructed in this area?
4. Provide a note sating alley pavement to be warped toward inlet (see sheet 11 of 13).
5. The existing drainage ditch adjacent to Lot 17, Block D will possibly need additional permanent
erosion control.
6. The proposed slopes adjacent to Visa Ridge Blvd. appear to be steep therefore retaining walls
may be required, to be constructed outside of the right-of-way.
7. Show the high and low points on all the pavmg plan views.
There are various other minor comments throughout the plans. Once these comments have been
addressed, the marked up plans along with two revised sets of plans should be resubmitted to the
