Carter & Burgess, Inc. 7950 Elmbrook Dr. Dallas, TX 75247 RE: Vistas of Coppell Phase 3 Dear Mr. Mitchell: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 8. 9. 10. 12. The island in Park Highlands Court needs to be shown as a common area on the plat. Additionally, the City would like to see this island shown as a landscaped area instead of the proposed brick paved section. On all plan sheets, please reflect the correct spelling of"Natches Trace." Provide a grading plan for the proposed channel south of Lyndsie Drive. Regarding the note on sidewalk construction, all sidewalks along common areas and along right-of-way (but not along building lots) will also be built "this contract", not by homebuilder. Please delineate these areas by shading or hatching. Show the existing brick paver band at the intersection of Natches Trace and Vista Ridge Blvd. If this brick paver band will need modification please show this on the plan (e.g. removal, replacement, etc.). The plans show Vista Ridge Blvd. as SPUR 553. It is the City's understanding (based on signing and conversations with TxDOT) that this is the SH121 frontage road, or Vista Ridge Blvd. Please verify the planned naming of this facility with TxDOT and reflect it on the plans. On the drainage area map, please correct the apparent typographic error in the drainage calculation table. Provide some detail (grades, flowline, etc.) for the channel flowing from the curve in Lyndsie Drive southeast to the main drainage channel. On the water plan, please provide a location for the proposed irrigation meter and provide a utility easement. Provide some detail on how the connection of the water line across Waterview Drive will be made. The traffic control plan and the connection of Park Highland Drive into Vista Ridge Blvd. need to be approved by TxDOT. The proposed drainage pipes to be installed into Denton Creek must have approval from the Denton County Levee District. There are various other minor comments throughout the plans. Once these comments have been addressed, these marked plans and two sets of revised plans should be resubmitted to the City for review.
