Dear Mr. Mitchell:
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:

Remove all landscape plans from the Civil set (Engineering does not review these).
On the final plat, please label all alleys (A, B, C, etc.), provide street names and right-of-
way width for all adjacent streets, and show a 20' drainage easement between lots 9 and
10 of Block D.
On the lot grading plan, please indicate which lots will be graded according to each FHA
lot grading type (A, B, or C).
Please show street names and fight-of-way widths for adjacent streets on all sheets. Also,
please note that "Trace Drive" as shown on your plans is actually "Natches Trace Drive."
Provide a note stating that all A.D.A. ramps will be constructed when the streets are
constructed.
Provide a note on the paving sheets indicating that all paving material and thickness will
meet City of Coppell Subdivision Ordinance requirements.
Please indicate how many feet of curb will be removed to make connections to existing
streets.
Please show the deceleration lane on S.H. 121 serving Natches Trace Drive.
Indicate that your alley curb inlets will require warping the pavement to drain, and please
provide a detail for these inlets.
Will the hike and bike trail be constructed with this development?
Please provide some justification £or using a time-of-concentration of 1 $ minutes for your
nmoffcomputations. 10 minutes is our typical minimum T¢.
The City will need a letter from the Denton County Levee District stating permission for
construction of the drainage line running south off of Lyndsie Drive.
Will there be a need for an irrigation meter along S.H. 1217 If so, please show the
location on the water/sanitary sewer plan.
All utility construction underneath existing concrete paving (including service lines
across Natches Trace) will be made by dry bore.
Please submit the traffic control plan for construction along SH 121 to the City to be
forwarded to TxDOT for approval.

There are various other minor comments throughout the plans. Once these comments have been
addressed, these marked plans and two sets of revised plans should be resubmitted to the City
