COMMENT STATUS: /PRELIMINARY
Preliminary Plat Comments:
1. Comer clips should be provided at all street intersections for handicap ramps.
2. Information should be provided on the flood protection provided by the levee. The
Coppell Floodplain Ordinance requires that the height of the levee be based on the standard
project flood elevation plus 3 feet of freeboard.
3. Show the floodplain limits adjacent to the site along with the floodplain elevations.
4. Any access to the state highway will also require TxDOT approval.
5. All finish floors should be a minimum of 2' above the 100-year floodplain.
6. The existing 15' sewer easement should be increased to 20'.
7. It appears as though it could be very difficult to build on Lots 16-17, 24-25, Block C
because of the proposed 20' drainage easement and the fact that the lots are only 50' wide.
This situation should be evaluated.
8. The cul-de-sac west of Street A should intersect Street A at a 90 degree angle.
9. Are you proposing some type of special treatment in the cul-de-sac adjacent to Lots 14-16,
Block C? This is an unusual configuration for a cul-de-sac.
10. Drainage easement should be provided between Lots 8 and 9, Block B.
11. Drainage easement between Lots 16 and 17, 24 and 25 should be flared as shown on the
drainage plans.
