The Coppell City limits should be shown on the south side of Beltline and on the east side of Sanders Loop. 2. As per the Subdivision Rules and Regulations, escrow should be provided for Beltline Road. The escrow is $160 per foot of frontage. If the applicant wishes to appeal the escrow requirement, it will take City Council action to waive the requirement to pay escrow. 6. ZC-550 (Warren Addition) from MF-2 (multi-family) to SF9(single family) - located at the northwest corner of Beverly Drive and Warren Crossing. 1. The floodplain/floodway should be shown as an easement on the north side of Lot 8. 2. The proposed 30 foot mutual access and drainage easement should be a minimum 50 feet wide to allow for a street in the future if Lot 8 is subdivided. 3. Alleys should be provided. 7. Northlake Woodlands Lots 5-10 Preliminary Plat - located along Rolling Hills Road south of Bethel School Road. 1. The standard Floodplain Administrator block and notes should be provided on the face of the plat. 2. The floodway easement should be tied down on the face of the plat with distances from corners. 3. If the connection of the proposed 8" sewer line to the existing 10" sewer line leaves the right-of-way of Rolling Hills Road, then an off-site utility easement will be required. 4. Utility plans should be submitted with the final plat. 8. Coppell Library Addition - located on Heartz Road approximately 1500 feet south of Parkway Blvd. 1. The volume and page number of the 25 foot wide utility and drainage easement abandoned by separate instrument along the north and west side of the lot should be shown. Also, the volume and page number of the 42 foot wide parking lot easement for the proposed new City library should be shown.
