HISTORY: On April 8, 1997 City Council approved the preliminary plat, and granted
final approval authority for the Final Plat to the Planning and Zoning
Commission.
TRANSPORTATION: Denton Tap Road is an existing six-lane divided thoroughfare
contained within a 100 foot right-of-way; Parkway Boulevard is a
developed C4D, 4-lane divided collector in an 105'-wide right-of-
way.

SURROUNDING LAND USE & ZONING:
North vacant; "TC" Town Center;
South - Humington Ridge; "PD-SF-9" Planned Development, Single Family 9;
East Stonemeade Estates; "SF-7" Single Family-7;
West - vacant; "TC" Town Center.
COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
neighborhood retail uses.
DISCUSSION: Applicant is showing for the fu'st time on the final plat a 24 foot access
easement running north and south on the western side of the property.
The easemem as shown on the plat, would affect the applicant's ability to
meet the landscape requirements as stated in the zoning ordinance. If
providing access to the All Care Veterinary Clinic to the north is critical,
staff suggests that the access occur farther east where it will least impact
the required landscape area. Staff is well aware that the access at that
point may pose a conflict with the proposed drive-through traffic flow
from the east. At this late date, it is the only access point Planning staff
is comfortable supporting.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of this Final Plat with the following conditions being met:
1) Access to the northern property should occur farther east where it will least
impact the required landscaping.
2) Correct the year reference in the City Secretary's signature block to 1997.
3) Delete from Site Plan Title Block the preliminary reference.
4) Compliance with Engineering comments.

2) Recommend disapproval of the Final Plat.
3) Recommend modification of the Final Plat.
