ITEM: Walgreens. Pre 'hminary Plat. to allow the development of a 13,905
square foot retail store on 1.783 acres of property, located at the
northwest comer of Denton Tap Road and Parkway Blvd., at the
request of Dowdey, Anderson and Associates, Inc.

AFTER P&Z
1. Provide vicinity map on plat.
2. Show all visibility triangles at all ingress and egress as per City's Subdivision Ordinance.
3. Provide R.O.W. for a free right turn lane onto west bound Parkway Blvd.
4. Provide utility easement for water meters and vaults proposed adjacent to Parkway Blvd.
5. Need letter of permission from adjacent property owners to grade to drain the drainage
outfalls.
6. Them could be a conflict with the connection of the 10' inlet for drainage area "B" with the
existing sanitary sewer and water line adjacent to Denton Tap Rd.
7. Label the drive through lanes on the north side of building.
8. Impact fees will be required.
9. Provide Floodplain Administrator and Utilities signature blocks.
10. Show 5' sidewalks on landscaping plans.
11. Try to align the north-south access with the All Care Veterinary Hospital.
12. All proposed landscaping along Demon Tap Rd. needs to be located outside of the existing
15' utility easement.
