The City With A Beautiful Future 21C°ppell'4-462-0022Texas 75019 , // /,--~'"~ /' February 6, 1997 Terry Mitchell Carter Burgess Engineering 7950 Elmbrook Drive Suite 250 Dallas, TX 75247-4951 RE: Vistas of Coppell Phase IA Construction Plans Dear Mr. Mitchell: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. What is the dashed line on the plat shown on the southeast side of the development? 2. The following comments need to be addressed on the water and sanitary sewer plan: a. Valves need to be provided at all water line stub outs as indicated on plans. b. All fire hydrants need to have valves. c. Provide a sanitary sewer stub out to the north side of Forest Hill Drive at sanitary sewer manhole Station 14 +49.12. d. Show the offset distance of the existing 18" sanitary sewer line to the proposed 8" water line in Waterview Drive. A minimum of 9' separation should be provided. e. Sanitary sewer line "S-10" needs to be aligned so that it ties into the flow of the sanitary sewer. f. The proposed bore underneath MacArthur Blvd. must be a dry bore. 3. Why is a 24" RCP being proposed to connect to the back of the existing curb inlet along Vista Ridge Blvd. when you have proposed a 48" RCP and a 30" RCP to drain into the ditch that drains to the 24" RCP. 4. A temporary offsite drainage easement needs to be provided to the City. Also, the Homeowner's Association needs to mow and maintain the ditch until the ditch is removed. 5. Provide an N.O.I. for this development. 6. The location of storm sewer inlet in front of Lot 23, Block P could create a driveway conflict. Please look at shifting to a lot line (refer to Sheet 8). 7. Provide a note and detail for a stabilized construction entrance on the erosion control plan. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review. If you should have any questions concerning these comments, please contact me at 304-3681. Sincerely Michael A. Martin, E.I.T. Assistant City Engineer
