ITEM: Vistas of Coppell, Phase I, Preliminary Plat, to allow the
development of a 113 lot residential subdivision located along the
south side of Spur 553 (also known as Vista Ridge Blvd.), east of
Denton Tap Road, and north of Denton Creek, at the request of
Carter & Burgess, Inc.

Preliminary Plat Comments:
1. Information should be provided on the flood protection provided by the levee. The
Coppell Floodplain Ordinance requires that the height of the levee be based on the
standard project flood elevation plus 3 feet of freeboard.
2. Any access to the state highway will also require TxDOT approval.
3. The correct visibility easement at Bella Vista nd Vista Ridge Blvd. should be shown.
The 45' x 45' is incorrect.
4. The lot layout (Lots 15, 16 & 17, Block N) should be the same on the plat, water and
sewer and drainage plans. This will affect the placement of inlets.
Drainage Comments:
1. Positive overflow will be required at all low point inlets.
