REQUEST: Permission to vacate the executed final plat, which was filed in the Dallas County Records. APPLICANT: Albert Halff & Associates, Inc. 8616 Northwest Plaza Drive Dallas, Texas 75225 HISTORY: Subject plat was filed with the Dallas County Records Department in 1985. SURROUNDING LAND USE & ZONING: North - Vacant, future single family development; present zoning (SF-9) Single-Family-9 South - Vacant, (TH-l) Town House-1 East - Vacant & single family development; (PD-SF) Planned Development Single Family, and (TH-i) Town House-1 West - Single Family; (SF-9) Single-Family-9 ANALYSIS: Although the final plat was approved in 1985, and the infrastructure was subsequently installed, no structures were built in this subdivision by the previous developer. The applicant requests to vacate this plat in order to provide for a 25' front yard setback instead of a 30' setback, as indicated and to correct erroneous calls (descriptions) along the lake shore. APPLICANT: Albert Halff & Associates, Inc. 8616 Northwest Plaza Drive Dallas, Texas 75225 HISTORY: A plat was filed and executed with the Dallas County Records Department in 1985. ANALYSIS: Although the final plat was approved in 1985, and the infrastructure was installed shortly thereafter, no structures were built within this subdivision due to financial problems that the previous owner faced. Now that a new developer has a contract pending on the property, the new developer would like to construct homes on 25' front yard setbacks instead of 30' as shown on the previously filed plat. In addition to changing the front yard setbacks, several calls along the lak~ shor~ w~r~ described in error on %he previous plat. If approved, the final plat will allow structures to be built a minimum of 25' from the front property line, and the erroneous calls will be corrected.
