Dear Wayne:
I received comments from you concerning the above. I offer
the following in response to these items.
1 - 11. These will be addressed by our engineer, Nathan D.
Maier Consulting Engineers, Inc., on the plans.
12. We are aware the SF-9 zoning requires alleys. Due
to the nature of our development, with the waterways
and open space, many lots have rear yards onto the
lakes. The construction of alleys along the rear of
these lots would totally defeat the effect of having
the lakes. Since a great number of the lots would
be front served for trash pickup and utility service
if the variance is granted, it would be better to
have all lots served the same. A formal variance to
waive the alley requirement is requested.
13. The maintenance of the lakes and common areas will
be performed by the Owner's Association for the
development. We are in the process of putting this
association into existence.
The lake elevations will be added to the plans by
our engineer.
14. The electrical, telephone, gas and cable will be
located within easements parallel to the streets if
the alley variance is granted.
15. Trash collection will be handled from the street if
the alley variance is granted.
16. Garages will be front and side entry if the alley
variance is granted.
