Dear Mr. Daniel:
The City of Coppell has received and reviewed the plans for the referenced addition and has the
following comments to offer:

A drainage easement should be provided at the rear of Lots 19 and 20 Block B for the
proposed inlet at that location.
A 30 foot radius should be provided on Mallard Bay Drive at its intersection with
MacArthur.
Sidewalks should be shown on all streets. Please be advised that the sidewalks along
MacArthur should be constructed with the infrastructure development.
Please comment as to why a false low point is being created at approximately Station
6+50. It appears as though the natural flow of the water is towards Station 3+50.
Profile information should be provided on the cul-de-sac at the end of Teal Lane.
I am very concerned about the drainage to the south of the proposed Waters Edge and the
means of collecting and discharging that water into the existing lake. You are indicating
a proposed swale along the rear of Lots 20 through 24 Block B. However, I would like
to see the future ultimate drainage system that would go into this proposed swale to
ensure that it will work. The flow line of the swale in relationship to the proposed alley
leaves very little room for the construction of a future system. It is quite possible that
off-site drainage area #3 should be conveyed through your subdivision not around your
subdivision. If you design your system as proposed, and the property to the south is not
developed by Mr. House in conjunction with this, then the property to the south will have
no place to discharge their water when they do development. When you have had time
to adequately look at and assess this situation, it is my opinion that it would be in the best
interest of both yourself and the City for us to sit down and discuss this situation in a
meeting.

Notice the water line and sewer lines on Sheets 5 & 6 that should be concrete encased.
Also, the detail should reflect that the wye's should be prefabricated.
Both a water and sanitary sewer stub should be provided to the property west of the alley
adjacent to Lot 24 Block B. Also, the sewer system should be stubbed out to the end of
the proposed paving section of Mallard Bay Drive.
Your plan view shows a 10' sewer line stubbing into an existing 8u sewer line. Please
comment as to whether or not the existing 8" sewer is an adequate system and if not,
provisions should be made to enlarge the system to adequately handle the flow coming
to it.
The existing street entrance south of Mallard Bay should be removed and the curb and
gutter should be replaced with this development.
Notice the revised finished floors on Lot 14 and 15 of Block B. The suggested elevation
is based on 1/2 foot above the high point on Alley A-1. This should allow for proper
positive overflow.
There are several minor discrepancies between the site grading plan and the drainage area
map.
Some type of positive overflow should be provided in the area of Lots 4 and 5 Block A
and Lots 3 and 4 Block B. One possible solution may be to raise the minimum finished
floors a half a foot above the high point in Mallard Bay. This would require a finished
floor of approximately 452.2.
The landscape/irrigation plans are currently being routed through the building inspections
department. Those plans and comments will be forwarded to you at a later date.
However, one comment and concern that the Public Works Department raised was the fact
that power should be put in place prior to the landscape completion.
Once these comments have been addressed, the revised plans and this mark-up set of plans should
be resubmitted to the City of Coppeli for review.
