Dear Mr. Powell:
We have reviewed the construction plans for the above
referenced project and found them to be in general
conformance with the City of Coppell zoning ordinance,
subdivision ordinance and city standards.
You indicated a concern for the open ditch at the northeast
portion of the project on Terra, Inc. land, from the site,
north to Sandy Lake Road. The following sets forth our
comments.
1. The engineers indicated the ditch would be temporary
(less than a year). We requested that a letter of agree-
ment by the adjoining landowner be presented to the city
advising us of their approval and intent to enclose the
ditch at such time their land istdeveloped. As of this
point in time, we have not received that letter.
2. The engineers agreed that landscaping will be provided
within 100' of Sandy Lake Road.
3. No stone or brick facing is indicated on the headwalls,
since they consider it temporary.
4. The side slopes should be required to be 4:1 or flatter,
whereas they are shown to be 2:1.
5. The subdivision ordinance states that no open channels
shall be allowed along the front or sides of development
except in a residential development. The land where the
ditch will be located is zoned "R" - Retail.
6. One set only of revised Sheet C2 and C3 has been sub-
mitted recently and involves added sanitary sewer laterals
and fire hydrants. We have reviewed both of them and have
no objections.
Upon completion of your review, if you are in concurrence with
our comments, please sign all copies, including the revised C2

and C3 Sheets, retain four (4) for the city, provide two (2)
sets for our office and have the engineer for the project
contacted to pick up the remaining sets.
