Using the current estimated cost for the project of $1,700,000 (as we discussed per phone correspondence on February 6, 1998) the estimated cost for the Pae Trust frontage will be $169,483.77. Will the ultimate prorata share be based on the total bid cost of the project (which includes a 12-inch water main on the west end of Wrangler and some fairly large drainage facilities on the east end of Wrangler) or the bid cost of construction along the frontage of each Owner. Subject: Pae Trust Land, Coppell AVO: 16907 The design length of Wrangler Drive is 4,290.93 feet. The current estimated cost for the entire project is $1,700,000 (per phone conversation with Ken Griffin on February 6, I998). Based on these values, the estimated cost per linear foot (total width) is $396.18. The estimated cost for half width is $396.18 - 2 --- $198.09 per linear foot. The previous estimated cost for half width was $182.48, which could be based on construction of the west end roadway work only. The sketch provided by Ken Griffin shows the limits of participation in roadway construction along the frontage of Pac Trust land and Catellus Land. As noted on the sketch, the Pac Trust frontage is 855.58 feet. This results in a half width cost of 855.58 feet x $198.09 = $169,481.84. This number is higher than the original estimate provided by Ken Griffin in the letter dated November 5, 1997 due to the revision to the estimated cost. Please remember that the ultimate cost participation will be based on the bid costs of the roadway work prorated over the Pac Trust and Catellus frontage. Also, please remember that the total cost includes the cost for the 12-inch water main and some fairly large drainage facilities on the east end of the project.
