RE: Wrangler Drive Construction Project - ST 96-01
Dear Sir:
The City of Coppell is currently fmalizing the construction plans for Wrangler Drive from Belt
Line Road to Freeport Pkwy. It is our intention to put this project out to bid in late March 1998,
with possible start of construction in May or early June 1998. We curren~y have necessary
right-of-way from your site to construct the roadway, however, the location of the existing
sidewalk across the front of your property proposes a problem in regard to elevation with the
proposed street. It is the City's intent to remove and replace the sidewalk with the construction
of Wrangler Drive. However, while we might have adequate right-of-way to construct the
roadway, the elevation difference from the existing ground on your side to the proposed roadway
proposes a problem in the reconstruction of the sidewalk. It is our intent to construct the
sidewalk not entirely in right-of-way but partially on the green space between your parking lot
and the right-of-way. Prior to expending City tax dollars outside the right-of-way, it will be
necessary to have an easement dedicated from yourself to the City for the reconstruction of the
sidewalk.
Please contract me at your earliest convenience to discuss this issue and once I have adequately
addressed any questions or concerns you might have I will have our consultant prepare easement
documents to forward to you for signatures and execution. Thank you for your consideration of
