Re: Fellowship Lakes
Dear Mr. Chisholm:
The purpose of this letter is to summarize comments made from the City of
Grapevine to Graham Associates in regards to the Fellowship Lakes
development. The City of Grapevine and City of Coppell have met to discuss
development issues including floodplain modification. The following items must
be addressed prior to approval by either city:
1. The City of Coppell requires no increase in the 100-year floodplain elevation.
Modify the ultimate condition model to reflect modifications needed to bring
the floodplain elevation rise to 0.00 feet. The City of Grapevine will provide
review for hydraulic and hydrologic modeling.
2. Include the 10-, 50- and 500- storm events with the hydraulic model, not just
the 100-year. Also include the 100-year floodway run within the model.
3. Detail the trail crossing over the main inlet to the lake (by the northwest
corner). It appears as though the current configuration will reduce
conveyance of the inlet channel.
4. Move the lake outlet to drain at the location of the existing creek or further
north, more in line with the channel. If the outlet channel is to be where
currently located, provide erosion control along the outer bank of the curve
and modify the side slopes to be 10:1 as it will be longitudinal to the flow in
the creek.
5. Provide a floodplain map, showing both existing and proposed floodplain and
floodway boundaries. On this map, show the FEMA floodway and floodplain
boundaries. A FEMA LOMR may not be needed depending on floodplain
boundaries.
6. Were there any wetland determinations made on this site? A Corp permit
may be required depending on the size of the impact.

7. Where is the spoil dirt going from the lake? If it is within the site, a tree
survey must be provided for the area to be disturbed, for either city.
8. The lake areas must be platted and notes added which state that the property
owner will maintain the drainage easement and floodplain.
