HISTORY: A preliminary plat was approved on March 10, 1992.

SURROUNDING LAND USE & ZONING:

ANALYSIS: When this plat was originally presented to the Planning & Zoning
Commission and the City Council last year, staff did not object to the
approval of this case, however, we were concerned about a proposed
median opening with a left-turn lane. The plat has been revised and
previous problem has now been resolved.
The is some concern that there may be some difficulty building a
residence on lot 15, block G. Considering the drainage easement on the
north side of the lot along with a 30 foot sewer easement on the south
side, we doubt that the builder will be able to make it work, so it would
make more sense to eliminate the lot during the platting stage rather than
making the attempt to build it and then concluding that a structure won't
fit.
Staff recommends approval of the preliminary plat however, we have the
following concerns:
Water, sewer and drainage plans need to be submitted to the City
Engineer and two variances should be requested on the face of the plat:
1) Variance for the minimum center line radius from 425 to 150.
2) Variance for the deletion of alleys for lots 1-15, Block G.
ALTERNATIVES: 1) Approve the plat with the variances requested.
2) Deny the plat.
3) Modify the plat.
