Starleaf Meeting Minutes_020217 (2) Meeting Minutes Subject: Design Progress Meeting Project: Starleaf Pump Station – City of Coppell Date (Time): 02/02/2017 (2:30 p.m.) Location: Public Works Building - 816 S Coppell Road, Coppell, TX 75019 Attendees: Current Work and Schedule: 1. Quorum presented the proposed building layout including exterior finish. a. Adjustments can be made if room sizes, locations, etc. need to be changed. b. City expressed concern regarding position of ventilation louvers to create proper air flow across pump motors. BGE and Quorum to coordinate and reposition louvers. 2. City – City requires 24 foot fire lane. Largest city fire trucks have a 24 foot inner turn radius and a 54 foot outer turn radius. 3. BGE presented proposed site layout. Angled building design does not allow for convenient access road in front of building. Consensus that square building with North-South orientation provides better all-around access. 4. The OPCC has Optional Items, including cost increases for 4th pump and building extension, and cost savings from eliminating dual piping. a. OPCC includes only construction costs. BGE will update with Engineering fees, survey, geotech, etc. costs. b. BGE to refine electrical and I&C costs. 5. BGE will initiate conversation with DWU (Jody Puckett) regarding approach. 6. City – Facility security is to be installed by City contractor, Knight Security. (Keith Russell) 7. City – prefers to have a bathroom on south end of building for access by maintenance personnel. a. Consensus was to add bathroom to south side, next to tool room. Generator and tool room will be shifted west and made flush with pump room wall. BGE and Quorum to evaluate shifting office half of building west and adding parking spaces next to control. 9. Fencing will most likely need to be 8 foot tall masonry. BGE to verify. a. City - Due to non-residential adjacent property, a different fence type, such as wrought iron, is possible (which would be similar to the VP pump station site). City to verify. Decisions Made: 1. Turn radii at front of building to be 30 feet instead of 20 feet. 2. Access loop to be a fire lane (24 feet wide). BGE to verify roadway width as it relates to fire lane width requirements. 3. Security will be installed by Knight Security. 4. Bathroom will be added to south side of building on the far side of the pump room, next to the tool room. Action Items: 1. BGE to update OPCC with engineering, survey, and geotech fees and more accurate electrical cost. 2. BGE and Quorum to coordinate ventilation and louver position. 3. BGE will initiate conversation with DWU (Jody Puckett) regarding approach. 4. City to determine what type of site fencing is acceptable. 5. BGE to send revised building and site layout package to City, per comments and revisions this meeting.
