Engineering wants Screening Wall Plans. To be provided prior to release of plans. 2. The plans comply with the CDC comments—see attached approval letter from the Corp. Flap gates were added to the discharge pipes from the storage ponds. 3. A PD Amendment is being requested which includes changing the arch culvert to a single arch. 4. The creek slope protection plans were removed from the civil set since the Corp does not want the creek banks disturbed. It is understood the city still wants to discuss this issue. 5. It is my understanding that a resubmittal of a CLOMR to FEMA is not necessary. The LOMR will be submitted to FEMA after the site grading has been completed and verified. 6. Gabion Wall Plans were added to sheet index. FINAL PLAT 1. The easement width is determined by the placement of the storm sewer culvert and the sanitary sewer. There is a separation of pipes requirement- 9'min. We have 10.5+/-`. 2. Show lot line for Lot 8x in Detail A. Line added. 3. Correct arrow location in Detail B. Correction made. 4. Show the revised floodplain line based on the Blackberry Farm flood Study???? 7. Provide an X lot along the north side of Lots 14 and 15, Block A.An X lot was placed at the rea of Lots 14 and 15, Block A, which is an extension of Lot 8X created along the northerly west side o the addition. 5. Persimmon"Court"versus"Drive" Changed to Drive. 6. The TPL easement was a blanket easement that will be abandoned once the defined easement h been granting by plat. GRADING PLAN 1. You show FB and BFE from Elevation Certificates for the Lakeside Estate Lots. Information Added. 2. Provide X Lot along north side of Lots 14 and 15. Lot 8X extended. 3. Why riprap removed from storm outfalls into creek? Rip-Rap added. 4. Drain area of future Windmill Drive before crossing gets built? Graded so will drain to creek. 5. Show gabion width in plan view and call out which sheet to find design. There is not sufficient rig om to show any detail on the grading plan. A reference to the Gabion Plans is made by a notation. 6. How will area north of Phase 2 drain? The lot layout and sizes for the Phase 2 area has been rev'sed. Basically, the area drains in four directions. That pattern will be honored with the temporary grading of Phase 2. For the final grading of Phase 2 when developed, there will be storm sewer collecting the water from the future street and discharging into the creek on the west and to the storage pond on the east. 7. Pumping system is not acceptable for drainage valley storage. Pond and valley storage revised d e to new layout for Phase 2, which eliminates the need for pumping. 8. Valley storage is below the outfall of the storage basin and the CD discusses the use of flap gate- and pump. The valley storage and the pond elevation were revised due to Phase 2 changes so the outfall is at the needed elevation and flap gates were added to prevent flow from Denton Creek from entering the ponds. The north pond is being excavated to a depth below the outfall so that it will retain water for an amenity. 9. 100 year elevation based on the storm sewer profiles. Elevations added. 10. No lot to lot drainage in the area of Lots 1-3, Block C and the adjacent property to the south. We had discussed this previously and it was determined that we would have to get a drainage easement from the adjacent owner (which has been done and a copy is attached) to allow for runoff from Lots 1-3 onto the easement area and drain out to the creek There is no lot to lot drainage from Lot 1 to Lot 2 or Lot 2 to Lot 3. What we show on the plans is in line with this previous discussion. 11. Positive drainage through the bottom of the south storage pond—grades revised and a concrete pilot was provided. PAVING PLAN 1. Sheet 8 —show actual street intersection in profile. Information added. 2. Sheet 9 and 10—The sheets have been revised to have Plan and Profile on one sheet with a match line. 3. Sheet 9—Mountable curb- it was decided to not have a curb in the center of the cul-de-sac due to fire truck maneuvering. DRAINAGE AREA MAP 1. X lot on north end of Lots 14 and 15 —Lot 8X extended. 2. The contours in the creek area not shown—layer turned on. STORM SEWER 1. Sheet 18 —Add note that city will not be responsible in any form for the retaining wall above the storm drain, etc. —Note added 2. Sheet 20—Need easement for storm sewer— Will be created by separate instrument. 3. Sheet 21 —Comment regarding pumping of valley storage—see above response for Paving no. 8 4. Waterman flap gate—an aluminum flap gate will be specified instead of cast iron. 3. Sheet 22—Lot 8X extended across back of Lots 14 and 15. 5. Private Drainage Easement- callout deleted. WATER PLAN 1. Sheet 24 - Graphic issue—resolved. 2. Sheet 25 —Add volume and page for existing easement to detail -Added 3. Sheet 26—Why reducer?Length of 12 inch pipe corrected, reducers to go from 12 inch to 8 inch. 4. Sheet 27—Water and sanitary sewer services locations at lot corners. Services and laterals revised to comply with request. 5. Sheet 29—Match line C callout and show in manhole. Completed 6. Sheet 30—Call out outside drop at manhole. Completed 7. Sheet 31 —Put on 20 scale and show contours at creek. Completed 8. Sheet 32 —Provide engineering backup for support of aerial crossing; why steel pipe and provide thickness, was it included in the design? See Freeport Parkway plans for example.Additional information has been added and a separate seal and signature will be placed on the plan for the structural design.
