The revised special use permit was approved by Council on December 10, 1996 to allow the operation of a oil lube and car detailing facility on land immediately to the south of the existing car wash. The newly acquired land has no platting history. TRANSPORTATION: Denton Tap Road is a 6-lane divided (P6D) thoroughfare, contained within a 110'-wide right-of-way. DISCUSSION: The purpose of this preliminary plat and replat is to create an official record of the property and to establish a single buildable lot that would accommodate the existing car wash and an oil lube and car detailing facility. The site plan, landscape and irrigation plans are consistent with the plans approved during the last special permit review process. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Planning staff recommends approval of the preliminary plat and replat. ALTERNATIVES: 1) Recommend approval of the request. 2) Recommend disapproval of the request. 3) Recommend modification of the request. 4) Take under advisement for reconsideration at a later date.
