The initial special use permit was approved by City Council on February
8, 1994 and the final plat was approved on June 14, 1994. The newly
acquired land to the south of the existing property has no platting history.
TRANSPORTATION:
Denton Tap Road is a 6-lane divided (P6D) thoroughfare,
contained within a 110'-wide right-of-way.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property suitable for
mixed use development.
DISCUSSION:
Planning staff has reviewed the proposed expansion for compliance with
current landscaping criteria, sign requirements, and architectural
coordination. The landscape areas, as tabulated for the expansion area,
comply with current requirements. The number of trees in the perimeter
buffers is short. Five are required on the south side (1 for each 50 feet),
while three are required next to residential zoning on the east (1 for each
40 feet) and three are required along the primary image zone to the west
(1 for each 40 feet). The proposed signs comply with current
requirements. The design and colors, which the applicant plans to show
the Commission at the public hearing, are compatible with the masonry
color and include some alteration to the existing signage. The masonry
color and detailing on the proposed building appears to complement the
original structure.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Planning staff recommends approval of the request subject to the following
requirements:
1)
Addition on the expansion site of 2 trees in the western perimeter
landscape area, addition of 2 trees in the southern perimeter
landscape area, and addition of 1 tree in the eastern perimeter
landscape area.
2)
Sign colors and copy on all buildings to be as presented to the
Planning and Zoning Commission by the applicant at the public
hearing.
3)
All automobile service, other than carwash drying and interior
cleaning, shall take place inside the buildings.
4) All roof-top mechanical equipment and antennae shall be screened.
5) Signs inside the building shall be no larger than 3 square feet

area, and shall not face an open bay doorway or bay door glass.
Exterior signs on all buildings shall be limited to those as shown
on the site plan and elevations drawings.
Bay doors on the expansion building shall match in color and
appearance the bay doors on the existing building.
Compliance with Fire Department recommendations.
ALTERNATIVES:
1) Recommend approval of the request.
2) Recommend disapproval of the request.
3) Recommend modification of the request.
4) Take under advisement for reconsideration at a later date.
