The City of Coppell is very anxious to finish its' review of the plans and approve them so that construction can begin. We are also well aware that the developer and the contracto~t~anxious to begin construction. However, the construction plans are still not to-a-pOil~ wh~e them. Several comments made on previous reviews have still not been addresed. The following represents the list of all comments that need to be complied with prior to the Citys' acceptance of the construction plans. If you have any concerns with these comments, I respectfully request that you call and schedule a meeting with myself at 393-1016 to go over the comments so that they can be resolved and this project can be approved so construction can begin. The following represents the comments for White Glove Express: 1. The access easement that runs parallel to Denton Tap Road should be constructed completely to the north and south property lines of this development. Your driveway configuration should be altered so that the entrance is narrower, possibly 15 to 16 feet, and the median that separates the ingress and egress is approximately ten to eleven foot wide. 3. The correct slope for line P on sheet C-1 should be shown. 4. A manhole should be provided at the end of line A as shown on sheet number C-2. Public Works is recommending that a separate irrigation service be provided to hold down water costs on irrigation. Also, Public Works is requiring that the domestic tap to the site be taken from the 16" water line in Denton Tap Road. If you have any questions about these two comments, please contact Howard Pafford at 462- 8495 to discuss them. It appears as though you are inserting, as sheet C-4, special details that are not from the City of Coppell. Standard construction details are as approved by the City Council on May 12, 1992. Please note that all details, including sheets C-4, C-5, SD-3, SD-4, SD-8, SD-16, SD-17, SD-19, and SD-20, should be removed from the construction plans. As an additional comment, sheets SD-3 through SD-20 appear to be old City of Coppell details from March 1984. As previously stated, these details have been revised and updated as of May 1992. For your information, the standard operating procedure in the City of Coppell in regards to construction details is as follows: No details are provided with construction plans, unless they are site specific to the particular project, i.e., a special type of inlet or junction box etc. of which there is no standard detail. All contractors are informed at the preconstruction meeting that they are required to have onsite the most current copy of the City of Coppell Standard Construction Details. These are available in the Engineering department. Any contractor failing to have the City of Coppell Standard Construction Details on the job site, at which time the inspector requests to see them, will have the project shut down until such time as they have the standard details onsite. While I have asked you to remove sheet C-3, it does show that your commercial driveway will have a twenty-foot radius. However, your construction plans show a ten foot radius. Also, please be advised that all construction in the turn lane and the driveway will be required to be in conformance with our Streetscape plan. On sheet C-5 you are showing basic details for erosion control. Again, as part of our standard construction details, we provide typical erosion control mechanisms for the site. However, we do require, as part of the construction plans, that you show an erosion control plan that shows specifically on the site where your erosion control will be. It should show the type of erosion control you will be using, i.e., silt fence or hay bales. I am very concerned that we have been unable to arrive at the completion and acceptance of these construction plans. Again, the above items must be completed prior to the City acceptance of the construction plans. If you have any questions or concerns, please contact myself at 393- 1016 to discuss these issues.
