Planning Department Comments:
1. Remove separation ofpubli6 streets from public park.
Intent is not to limit public access but to minimize vehicular traffic and parking.
Further discussion is required.
2. Shorten Jefferson Drive to avoid steep terrain.
Dedication of £ot 19x satisfies this request.
3. Provide specifications for additional sound insulation in houses.
4. Reconsider street names.
At this time we prefer to keep the existing approved street names.
We understand names can be changed prior to final plat approval.
Engineering Comments:
1. Upgrade 12" sanitary sewer line to 15".
This request is being coordinated with engineering.
2. Show existing sanitary sewer line and easement.
3. Show abandonment of easement to County.
Easement will be abandoned by plat or separate instrument.
4. Show dimensions of all lots.
5. Provide details on retaining wall at end of Jefferson Drive.
Retaining walls (required) will' be maintained by private land owner.
Note provided.
6. Note possible requirement of erosion control along floodplain.
Note added illustrating determination of materials in the field at a later date.
7. Label Westchase Drive median as common area.
8. Show minimum finished floor elevation for Lot 15.
