City of Coppell, Dallas County, Texas
Dear Mr. Reeves:
The Dallas County Transportation and Planning Division has reviewed the official thoroughfare plans
for any present or foreseeable future requ.ir.' ements for the fight of way easement granted to Dallas
County, as described in Tract No. 1 of the Easement recorded in Volume 2183, Page 383, Deed
Records, Dallas County, Texas. We have been advised by the Dollas County Transportation and
Planning Division that both Coppell Road and Bethel Road are on the City's Thoroughfare Plan with
a designation as a four lane divided thoroughfare requiring 80-foot right of way.
The Boundary Survey dated May 4, 1998, prepared by Dowdey, Anderson & Associates, Inc. shows
Coppell Road to be a 60-foot right of way and Bethel Road to be a variable width right of way. It is
recommended that you confirm with the City of Coppell Public Works Department if your proposed
platting ofthi.q property should include a ten-foot dedication to the Public offthe west side to meet
the future 80-foot right of way requirement for Coppell Road and the necessary dedication offBethel
Road.
