Westckase. Preliminao'_ Plat. to allow the development of 127 residential lots
on 46.8 acres of property along the south side of Bethel Road and along the
east side of South Coppell Road, at the request of Dowdey, Anderson, and
Associates.

1. As per the City's Wastewater System Master Plan the existing I2" sanitary sewerline must be
upgraded to 15" sanitary sewerline.
2. Show the existing and proposed sanitary sewerline and easement. Will have to locate
manholes, etc. because sanitary sewer maps are incorrect.
3. As per Dallas County Tax Maps there appears to be an existing easement to the County. Will
this easement be abandoned by the plat?
4. During plan review and/or construction process, it may be detenrfined that permanent erosion
control may be needed along the rear of the lots adjacent to the floodplain.
5. Provide right-of-way comer clips at the following intersections: Palomino Drive/Silverado
Circle; Ponderosa Drive/Durango Lane; and Westchase Drive/Remington Drive.
