Westchase. a zoning change request from "R, HO-R, PD-LI" (Retail, Historic Overlay-Retail, Planned Development-Light Industrial) and "HO-PD-LI" (Historic Overlay, Planned Development, Light Industrial) to "PD-SF-9" (Planned Development, Single Family-9), to allow the development of 127 residential lots on 46.8 acres of property along the south side of Bethel Road and along the east side of South Coppell Road, at the request of Dowdey, Anderson, and Associates. DRC DATE: June 25, 1998 and July 2, 1998 CONTACT: Mike Martin, P.E., Assistant City Engineer (304-3679) COMMENT STATUS: As per the City's Wastewater System Master Plan the existing 12" sanitary sewerline must be upgraded to 15" sanitary sewerline. Show the existing sanitary sewerline and easement. As per Dallas County Tax Maps there appears to be an existing easement to the County. Will this easement be abandoned by the plat? Need to show the dimensions of all lots. Will a retaining wall be required on the east end of Jefferson Drive? If so, who will maintain? During plan review and/or cor~truction process, it may be determined that permanent erosion control may be needed along the rear of the lots adjacent to the floodplain. Label proposed median on Westehase Drive as a common area. Show minimum finished floor elevation for Lot 15. Access to Lot 1, Block E from the alley appears to be small.
