and Planned Development, Light Industrial" to "PD-SF-9' (Planned
Development, Single Family-9), to allow the development of 127 residential lots
on approximately 47 acres of property along with south side of Bethel Road and
along the east side of Coppell Road, at the request of Dowdey, ,4nderson and
Associates.

1. Show thc 20' utility easements on lots where water, sewer, and drainage crosses.
2. Show thc minimum finish floor elevation.
3. Show right-of-way dimension for Park Road, Coppell Road, and Bethel Road.
4. As per thc City's Wastewater System Master Plan thc existing 12" sanitary scwerlinc must be
upgraded to 15" sanitary sewerline.
5. Show the existing sanitary sewerline and casement.
6. As per Dallas County Tax Maps there appears to be an existing easement to thc County. Will this
casement be abandoned by thc plat?
7. Need to denote median as a common area and a note: "To be maintained by Homeowner's
Association."
8. Need to show thc street name for thc street intersecting Coppell Road.
9. Need to show thc dimensions of all lots.
10. Indicate on thc plat who will maintain and/or own lots 10x, 1 Ix, & 19x.
11. Will a retaining wall be required on the cast end of Jefferson Drive? ffso, who will maintain?
12. During plan review and/or construction process, it may be determined that permanent erosion control
may be needed along thc rear of thc lots adjacent to thc floodplains.
13. Need to show thc 100 year floodplain on thc east side of thc development.
